Bowie has more choices now, but buyers are still showing up
More homes on the market does not mean demand has left. Across Bowie's four ZIP codes, the Real Estate Data Aggregator counted 349 homes for sale in the three months ending August 31, 2026. That is up 12.6% from the same period in 2025. But 345 sales were still pending. Buyers are comparing more before they commit. They have not stopped.
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Bowie is part of that same shift. More supply is real. So is the demand behind those 345 pending sales.
Here is the part sellers need to understand. Inventory is up 12.6%, but pending sales only slipped 3.9%. That gap tells you competition is tighter, not that buyers have walked away. Pricing and presentation now matter more than they did a year ago.
What each ZIP code is doing
The four ZIP codes are not moving in lockstep. Each one has its own story.
| 20715 | 20716 | 20720 | 20721 | |
|---|---|---|---|---|
| Median sale price | $499,000 | $495,000 | $550,000 | $600,000 |
| Price change vs. 2025 | +0.8% | -2.7% | -6% | +9.6% |
| Median days on market | 49 | 42 | 61 | 43 |
| Sale-to-list ratio | 100.2% | 100% | 99.7% | 100.2% |
| Pending sales | 91 | 111 | 63 | 80 |
ZIP 20715: prices held, and fast sales actually ticked up
The Real Estate Data Aggregator counted 95 homes sold in ZIP 20715 in the three months ending August 31, 2026. The median sale price was $499,000, up 0.8% from the same period in 2025. Homes took a median of 49 days to sell, which is 15 days longer than a year ago.
The sale-to-list ratio came in at 100.2%. Sellers in 20715 are still getting full price on average. And 41.8% of homes went under contract within two weeks of listing. That share is actually up 2.2 points from 2025. Well-priced homes are still moving fast here.
ZIP 20716: the most active, and still selling at full price
ZIP 20716 had the most pending sales of any Bowie ZIP: 111, per the Real Estate Data Aggregator. The median sale price was $495,000, down 2.7% from 2025. That is a small dip, but homes here are still averaging exactly 100% of list price.
Median days on market was 42, the lowest of the four ZIP codes. And 43.5% of homes sold above list price, even with that share down 6.1 points from a year ago. Demand in 20716 is real. The price dip is worth watching, but it has not broken the market.
ZIP 20720: the most patience required
ZIP 20720 is the one that asks the most of sellers right now. The Real Estate Data Aggregator put the median sale price at $550,000, down 6% from 2025. Homes sat for a median of 61 days, 24 days longer than the year before.
Only 22.8% of homes sold above list price, down 13.7 points from 2025. The sale-to-list ratio slipped to 99.7%. Homes are still selling, but sellers in 20720 need to price carefully. The market here is giving buyers more room to negotiate.
ZIP 20721: the strongest price growth in Bowie
ZIP 20721 had the highest median sale price of the four ZIP codes: $600,000, up 9.6% from the same period in 2025, per the Real Estate Data Aggregator. Pending sales rose 12.7% year over year to 80. That is the only ZIP in Bowie where pending sales went up.
The sale-to-list ratio held at 100.2%. Homes took a median of 43 days to sell, 9 days longer than last year. The share sold above list dropped 16.4 points to 22.1%. Prices are strong here, but sellers should not assume a bidding war. Price it right and the buyers are there.
The bigger picture: rates and price cuts are a real factor
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That slows some buyers down. It does not stop them, but it changes what they can afford and how carefully they shop.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. In Bowie, sellers who price with the current market are still closing at or above list. Those who price for last year's market are the ones waiting.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Bowie's ZIP codes are split: some are above that pace, one is well below it. Which side your home sits on depends on the ZIP and the price point, not just the town.
- Bowie has more inventory than it did a year ago, and homes are taking longer to sell.
- But 345 sales are pending across the four ZIP codes, and sellers in three of them are still averaging at or above list price.
- The market has shifted toward balance.
- It has not tipped against sellers who price honestly.
One more thing worth saying: these numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. The right price for your home is not the ZIP median. It is what homes like yours, near yours, have actually sold for.
