Bowie has more listings, but buyers are still writing offers

More homes on the market does not mean buyers have walked away. The Real Estate Data Aggregator counted 349 homes for sale across Bowie in the three months ending August 31, 2026. That is up 12.6% from the same period a year before. In that same window, 345 homes went pending. Buyers are still deciding.

Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Bowie is part of that broader pattern. More sellers are entering the market. That means your home has more competition than it did a year ago. Pricing and preparation matter more now, not less.

The pending number is the one to watch. When 345 homes go under contract in a single quarter, demand is real. It is slower than a year ago, yes. But it is not gone.

What the ZIP codes are telling us

Bowie covers four ZIP codes, and they are not reading the same right now. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

ZIP 20721 had the highest median sale price at $600,000, up 9.6% from a year before according to the Real Estate Data Aggregator. That is a meaningful jump. ZIP 20720 went the other direction: the median dropped 6% to $550,000, and homes sat for a median of 61 days. That is 24 days longer than the same period last year.

ZIP 20716 had the strongest above-list performance. The Real Estate Data Aggregator found that 43.5% of homes there sold above asking price, even as the median price dipped 2.7%. That tells you something: well-priced homes in 20716 are still drawing competition. The price correction is happening at the top of the range, not across the board.

ZIP 20715 had the fastest early demand. The Real Estate Data Aggregator counted 41.8% of homes going under contract within two weeks of listing. That share is up 2.2 points from a year before. The right home, priced right, is still moving.

The rate picture is making buyers cautious

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers trying to qualify. It also explains some of the slowdown in sales volume across Bowie.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Bowie is not immune to that pressure, especially in ZIP codes where days on market have stretched.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That national number is holding, but it masks real variation at the ZIP code level. Some Bowie ZIP codes are outpacing that. One is lagging it.

What this means if you own a home in Bowie

More inventory means buyers have options they did not have a year ago. They will compare your home to others on the same street. If your price or condition does not hold up, they will move on.

That said, 345 pending sales in one quarter is not a quiet market. Homes that are priced to reflect today's competition, not last year's, are still getting offers. The Real Estate Data Aggregator shows that sale-to-list ratios across all four Bowie ZIP codes stayed at or above 99.7%. Sellers are not giving away equity. They are just working harder for it.

In short
  1. Bowie inventory is up 12.6%, but 345 homes still went pending in the three months ending August 31, 2026. Buyers are active.
  2. The ZIP codes are not moving in lockstep: 20721 prices rose nearly 10%, while 20720 prices fell 6%.
  3. One street can read very differently from the ZIP code average.
  4. If you want to know where your home sits, that takes a closer look.
