The supply picture tells the same story. The Real Estate Data Aggregator put months of supply in 20772 at 3.1 months. In 20774, it was 3.7 months. Less supply in 20772 means buyers there have fewer options. That is part of why sellers are still getting above list.

Do not copy your neighbor's pricing strategy if they are in a different ZIP code. A seller in 20774 pricing like a 20772 seller is setting up for a longer wait or a price cut.

Pending sales across both ZIPs fell 3.4% from a year ago, per the Real Estate Data Aggregator. That is worth watching. Fewer contracts signed today means fewer closings in the weeks ahead.
