Upper Marlboro sales rose, but buyers are taking longer to commit
More homes sold in Upper Marlboro. But buyers are moving more carefully, and the data shows it clearly.
The Real Estate Data Aggregator counted 345 homes sold across ZIPs 20774 and 20772 in the three months ending August 31, 2026. That is up 5.2% from the same three months in 2025. Sales volume went up. That part is good.
Here is the part sellers need to understand. Pending sales, meaning homes under contract but not yet closed, fell 3.4% over the same period. The Real Estate Data Aggregator put pending sales at 371. That number points forward. It says fewer buyers are committing right now.
Part of what is slowing buyers down is the rate environment. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That adds real cost to every offer a buyer writes. It does not kill demand, but it makes buyers more deliberate.
Nationally, Realtor.com also reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is not Upper Marlboro's number. But it tells you what is happening to sellers who price ahead of where buyers are willing to go.
The two ZIP codes are telling different stories
20772 had the stronger sales volume. The Real Estate Data Aggregator counted 191 homes sold there, up 10.4% from 2025. But days on market jumped 20 days longer than a year ago, landing at 55 days. That is a meaningful shift in how long sellers are waiting.
20774 was quieter on volume, with 154 homes sold, down 0.6% from 2025. Days on market there came in at 52, four days longer than last year. Smaller change, but the direction is the same.
| 20774 | 20772 | |
|---|---|---|
| Median sale price | $488,300 | $484,990 |
| Homes sold | 154 | 191 |
| Median days on market | 52 | 55 |
| Sale price as share of list | 99.6% | 100.8% |
| Months of supply | 3.7 | 3.1 |
| Pending sales | 165 | 206 |
Prices held up. That is the honest good news.
The Real Estate Data Aggregator put the median sale price in 20774 at $488,300, up 3.9% from a year ago. In 20772, it was $484,990, up 2.5%. Prices are not falling. They are growing, just more slowly than before.
For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Upper Marlboro's gains are holding pace with or slightly ahead of the national number.
Homes are still selling close to list. But fewer are racing past it.
In 20774, the Real Estate Data Aggregator found that homes sold at 99.6% of list price on average, down 0.3 points from last year. In 20772, it was 100.8%, also down 0.3 points. Sellers are still getting close to what they ask. But the margin for overpricing is thinner.
In 20772, the share of homes that sold above list price dropped 16.3 points from last year. The Real Estate Data Aggregator put it at 34.6%. That is still more than 1 in 3 homes. But a year ago it was much higher. That shift matters when you are deciding where to set your price.
In 20774, the share that sold above list actually went up 3.4 points, to 31.8%. So the two ZIP codes are moving in opposite directions on that measure. One street can read very differently from the ZIP code average.
What this means if you are selling
Buyers are still out there. 345 closed sales in one quarter proves that. But they are taking longer, and they are being more selective. The Real Estate Data Aggregator found that only 25.5% of homes in 20774 went under contract within two weeks of listing, down slightly from last year. In 20772 it was 28.6%, down 14.8 points.
That means the homes that priced right and showed well still moved. The ones that did not are sitting in those longer days-on-market numbers.
With rates above 7%, according to Realtor.com, buyers are doing the math more carefully on every offer. Sellers who price based on what their neighbor got a year ago, without checking what actually sold this summer, are taking a real risk.
- Upper Marlboro sold more homes than a year ago.
- Prices are up.
- But buyers are slower, pending sales are down 3.4%, and days on market grew in both ZIP codes.
- Clean pricing and strong terms matter more now than they did last summer.
- The market is not broken.
- It just requires more precision.
One more thing worth saying: your street may read differently from the ZIP code number. Months of supply, days on market, and sale-to-list ratios can shift block by block. The ZIP code average is a starting point, not the final answer for your home.
