Washington and Churchton sit inside the same buy box, measured over the identical twelve weeks ending August 23, 2026. Same window, same yardsticks. What is different is how each place is actually moving.
In Washington, the median home took 90 days to go under contract this period. There were 188 homes sitting on the market at once. That inventory works out to about six months of supply. And yet sales there were not sluggish. The number of homes that sold jumped by about 30% compared with a year earlier.
Churchton tells close to the opposite story. The median home there went under contract in about 37 days. Only 8 homes were on the market at any given point. That put the area at roughly two months of supply. But homes sold there actually fell, down about 13% compared with a year earlier.
Here is the part worth sitting with. The market moving faster, with less sitting on the shelf, is the one where fewer homes changed hands. The market moving slower, with more sitting unsold, is the one where more homes changed hands. Speed and sales volume are not telling the same story in either place, and there is no reason they have to.
What that means depends on which side of a transaction you are standing on.
If you are house hunting in Washington and can afford to be patient, the math is on your side right now. A median of 90 days to pending means you are not likely to be racing another buyer to the closing table. There were 188 active listings, so you are not the only option a seller is fielding either. At about six months of supply, that inventory takes a while to work through at the current pace, and that is time you can use.
If you own a home in Churchton and are weighing whether to list, the picture nearly reverses. Only 8 homes were on the market there, meaning you would be one of very few choices in front of a buyer. At roughly two months of supply, that shelf clears quickly at the current pace. A median of 37 days to pending tells you how fast the last batch of sellers there reached a signed contract.
Neither number predicts what happens next period. What is worth watching is whether Washington's pace shifts as that larger pool of listings gets worked through, or whether Churchton's supply stays this thin the next time sellers there test the market. Over the same twelve weeks and inside the same territory, two places are answering the same question, how long it takes to sell a home here, in two different ways.
