Bowie sellers have more competition, but buyers are still writing offers
Here is the clearest thing the numbers say right now: buyers in Bowie are still making offers. The Real Estate Data Aggregator counted 362 pending sales across Bowie in the three months ending July 31, 2026. That is not a market that has gone quiet. But sellers have more company than they did a year ago, and that changes how you need to price.
The Real Estate Data Aggregator counted 319 homes for sale across Bowie in that same period. That is up 10% from the same months in 2025. At the same time, homes sold fell 11.7%, to 326 closings. More supply, fewer closings. That combination gives buyers more to compare, and it shrinks the margin for overpricing.
Nationally, Realtor.com reported that 20.8% of listings had a price cut in September, the highest share since October 2022. That is a signal that sellers across the country are testing prices the market will not support. Bowie is not immune to that pattern.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That matters because it raises the monthly payment on every home a buyer looks at. When rates rise, buyers get more selective. The homes priced right still sell. The ones priced too high sit.
What the four ZIP codes show
Each ZIP code in Bowie tells a slightly different story. The sale-to-list ratio is the clearest measure of whether a price is landing. A ratio above 100% means buyers are paying over asking. Below 100% means sellers are giving ground.

ZIP 20716 moved the fastest. The Real Estate Data Aggregator counted a median of 36 days on market there, and 45.5% of homes sold above list price. Both figures held up better than the other three ZIPs. That does not mean every home on every street performed that way, but it is where the market showed the most strength.
ZIP 20720 is where sellers need to pay the most attention. The Real Estate Data Aggregator put the median sale price at $543,200, down 9.9% from the same period in 2025. The median days on market hit 60 days, which is 23 days longer than a year before. And only 14.5% of homes there sold above list price, down 24.4 points from 2025. That is a meaningful shift. It does not mean homes are not selling. It means buyers there have more leverage than they did.
The sale-to-list ratio is still above 100% in three of four ZIPs
That is the part sellers need to understand. In ZIPs 20715, 20716 and 20721, the Real Estate Data Aggregator shows average sale prices still coming in above list. That means well-priced homes are not just selling. They are drawing competitive offers. The market still has that in it.
ZIP 20715 came in at 100.8%, up 0.5 points from a year ago. ZIP 20721 came in at 100.2%, up 1 point. Those are small moves, but they went in the right direction. The sellers who captured that result priced where the market was, not where they hoped it would be.
Nearly 44% of homes in 20715 went under contract within two weeks
The Real Estate Data Aggregator counted 43.9% of homes in ZIP 20715 going under contract within two weeks of listing in the three months ending July 31, 2026. That is down 7.5 points from 2025, which is a real change. But it still means nearly 4 in 10 sellers in that ZIP found a buyer fast. The homes doing that are priced correctly from day one.
What this means if you are thinking about listing
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Nationally, prices are still moving up. But Bowie's median sale prices are down in all four ZIP codes compared with a year ago. That gap between national trends and local results is exactly why you need to look at what is happening on your street, not just the headline number.
Inventory is up 10% across Bowie. Buyers have more choices. That means a home priced at the top of what a seller hopes for will sit while a home priced at what the market supports will move. The data shows both outcomes happening right now in the same ZIP codes.
