Upper Marlboro is moving slower, but buyers are still writing strong offers

Here is the fact that changes what sellers should do right now: in ZIP 20772, the Real Estate Data Aggregator counted a median of 55 days on market for the three months ending July 31, 2026. That is 23 days longer than the same period a year ago. Slower, yes. But the average sale closed at 100.7% of list price. Longer time on market does not automatically mean you need to cut your price first.

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Redfin reported that 21% of U.S. sellers dropped their asking price in the four weeks ending September 20. Upper Marlboro is not immune to that pressure. But the local numbers tell a more specific story.

Two ZIP codes, two different reads

Upper Marlboro covers two main ZIP codes: 20772 and 20774. They are close together, but the data reads differently. The Real Estate Data Aggregator tracked both for the three months ending July 31, 2026.

In 20772, the Real Estate Data Aggregator shows 35.2% of homes sold above list price. That is more than 1 in 3. The average sale-to-list ratio was 100.7%. Homes sat longer, but when buyers engaged, they competed.

In 20774, the average sale closed at 99.5% of list, and 32.1% of homes sold above asking. That is still nearly 1 in 3 homes drawing offers over list. The median was 49 days on market, 6 days faster than 20772.

What is driving the slower pace

More homes are available. The Real Estate Data Aggregator counted 389 homes for sale across both ZIP codes combined in the three months ending July 31, 2026. That is up 11.5% from the same period a year ago. More choices for buyers means more patience on their end.

Pending sales across both ZIP codes fell 2.6% compared with a year ago. New listings also dropped 4.9%. So fewer homes are coming to market, but the ones already listed are sitting longer. That gap between supply and buyer activity is what is stretching days on market.

Mortgage rates are not helping. Realtor.com reported that rates climbed above 7% for the first time since January 2025. A Redfin senior economist noted rates are sitting above 7%. That slows buyers down. It does not stop the right ones.

What the sale-to-list ratio actually tells sellers

A 100.7% sale-to-list ratio in 20772 means the average home sold for more than its asking price. That is not a soft market. That is a market where pricing discipline is rewarded. Homes that came in at the right number drew competition. Homes that did not, sat.

The share of homes going under contract within two weeks dropped in both ZIP codes. In 20772, the Real Estate Data Aggregator shows 28.2% of homes went under contract within two weeks, down 22.1 points from a year ago. In 20774, it was 26.7%, down 2.8 points. Fewer homes are selling fast. But the ones priced right still do.

Prices are holding, not falling

The Real Estate Data Aggregator shows the median sale price in 20774 was $486,000 for the three months ending July 31, 2026. That is up 0.7% from the same period a year ago. A small gain, but a gain. In 20772, the median was $510,670, up 5.3% year over year. Neither ZIP code is giving ground on price.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Upper Marlboro's 20772 outpaced that national figure at 5.3%. That is worth knowing when you are thinking about where your equity stands.

What this means if you are selling

Longer days on market is not a reason to panic and cut. It is a reason to be precise. Price it right from the start. Buyers who are paying above list are not doing it by accident. They are doing it on homes that earned the number.

Supply is up 11.5% across Upper Marlboro. You have more competition than a year ago. That means condition, presentation, and pricing strategy matter more now. More marketing is not automatically the answer. The right price and the right preparation are.

What this means if you are buying

Do not let the slower pace fool you into thinking every home is negotiable. In 20772, 35.2% of homes sold above list. In 20774, 32.1% did. The homes priced well are still drawing multiple offers. When you find one that fits, move like it matters.

Months of supply in 20772 sits at 3.1 months, according to the Real Estate Data Aggregator. In 20774 it is 3.7 months. Both are below the 6 months that signals a balanced market. Buyers have more options than a year ago. They do not have the upper hand on every home.

Your specific situation may be faster or slower depending on price point, condition, and location within the ZIP.
